TERMS AND CONDITIONS

Completion of the bookings form indicate acceptance of the terms and conditions outlined below.
 
Provisional bookings can be made by contacting us on 0771 – 2279553, email cyprian@lineone.net or through the contact or bookings form on this website.  A provisional booking will be held for four days pending the receipt of a completed bookings form and 20% deposit or payment of the full rental fee if the booking is within eight weeks of arrival.

The provisional booking will be confirmed within seven days of receipt of the deposit and a bookings reference will be provided. Once the booking has been confirmed, the 20% deposit will be non refundable, but will, of course, be deducted from the total rental fee.

Upon payment of the full rental fee, the address of the house will be disclosed and all necessary check in instructions and general information sent by email. Our management company is off site but within five minutes drive of the resort and all guests will be required to check in with our management company where guests will be provided with a door code to access the house. This code will become invalid on the departure date.  In addition, guests will also be required to visit the resort’s clubhouse to obtain a swipe card for the entrance gates and to activate the phone. 

Only the persons mentioned on the bookings from will be allowed to stay in the house (Florida State Law prohibits subletting, sharing or assigning).  Non compliance will result in all guests being evicted and the rental fee being forfeited.

The total rental fee includes all taxes and utilities.
 
Additional CostsA $10 daily resort fee will be payable (per house and not per person) to the resort on arrival.
 
Balance of Payment
The balance of payment is due eight weeks prior to the date of arrival.   If traveling within eight weeks of booking, the full rental fee will be due.  The owners reserve the right to cancel the booking if payment is not received by the due date.
 
Cancellation Policy
All cancellations must be received in writing and are subject to the following cancellation charges:
  • more than 8 weeks before arrival date – deposit forfeited
  • between four and eight weeks before arrival date = 50% of rental amount forfeited
  • less than 28 days before arrival date = 100% of rental amount forfeited
It is recommended that you take out travel insurance at the time of paying the deposit, to cover you in case of unforeseen circumstances.
 
Rental Period
The rental commences at 4.00pm. An earlier check-in might be available upon request but can only be considered if no guests are checking out on that day.  The final decision for an earlier check-in rests with the management company.  An additional fee may be charged if the requested check-in is considerably earlier than the standard 4.00pm check-in.

Check-out time is 10.00am.  A later check-out might be available upon request but can only be considered if no guests are checking in on that day.  The final decision for a later check-out rests with the management company.  An additional fee may be charged. 

If you request a check-out later than 2.00pm, a full daily fee may be charged.  If you want to guarantee a late check out, then it is advised to pay for an additional night. Full check-out details are provided in a folder in the house.
 
Security Deposit
A credit card print will be required at the time of check in as a deposit in case of any damages.  No actual funds will be taken from the card at that time.
 
Cleaning
The house will be cleaned prior to your arrival and again after your departure.  If your booking is over five nights, the cleaning fee is included in your rental fee.  For any bookings for five nights or less, a cleaning fee of $90 will be charged at the time of booking.
No daily or weekly maid service is included but this service can be requested from the management company.  The charges will be payable to the management company.
 
Self Catering/Inventory
The house is self catering and includes kitchen equipment- including microwave, fridge/freezer with ice cube making facility, dishwasher, oven and hob, extraction hood, coffeemaker, toaster, can opener, cutlery, different sized plates and bowls for 10 people, glasses, mugs, pots and pans, blender, mixing bowls, containers, kitchen roll holder - iron and ironing board, vacuum cleaner, dvd player in the living room and cable TVs in all bedrooms, washing machine and separate dryer.  We have also left a selection of DVDs, mainly children DVDs, and some games in the house for your use.  

Towels and bed linen are provided, as well as a spare set of bed linen, but unlike a hotel, towels and bedding are not changed during your stay and you might be required to wash towels or bedding.

Not included are personal items, i.e. soap, shampoo, etc.  All management companies have a policy that no “chemicals” are to be retained in the house and they will remove all materials after check out.  Unfortunately this means that we can not provide you with washing machine powder, dishwasher and dryer detergents, cleaning materials, etc.   No food items are included.

No inventory items must be removed from the house.  The management company will have a full inventory of the house and any shortages, breakages or damage must be reported to the management company immediately. The management company is open 24 hours a day and seven days a week to enable guests to check in at any time of the day. However, although any problems can be reported 24 hours a day, the maintenance department will only be available during work hours except in case of emergencies.   
 
A telephone is provided in the house which you could use and the management company will be advising you of the telephone payment system upon check-in.  An overview of the charges is displayed in the kitchen.
 
InternetThere is free broadband modem internet in the house, which you are free to use, all you need to bring is a laptop. Disfunctioning of the broadband connection will not result in a reimbursement of part of the rental fee, as this service is provided on a complimentary basis. Free WiFi is available in the clubhouse/pool area. Broadband is available in the clubhouse's Internet Cafe but there will be a charge for the use of Broadband. Alternatively, Broadband is also available at our management company’s internet café.
 
We enforce a no-smoking policy in our house.  This is a requirement of the Liability Insurance and for the comfort of other guests who will rent the house next. However, you may smoke anywhere else in the resort.  If smoking is detected in the house, the tenancy will be terminated and the rental fee forefeited. You will be charged for additional costs incurred for cleaning the house.
 
Pets
Pets are not allowed. Any non compliance will result in termination of the tenancy and forefeiture of the rental fee. You will be charged for additional costs incurred for cleaning the house.
 
Liability
The owners or owners’ agent do not accept any liability whatsoever for death, personal injury, accidents, loss or damage to persons or personal effects however caused.  The owners or owners’ agent cannot be held responsible for any ongoing construction, alterations to existing houses or any noise as a result thereof on or around the housing development.

The owners or owners’ agent cannot accept liability in respect of loss, damage or changes caused by force majeure (e.g. strikes, floods, closure of airports, terrorist attacks, war, weather conditions or other events beyond our control).  In addition, the owners or owners’ agent can not be held responsible for closure of the clubhouse, swimming pool or health club and fitness centre.

It is the guests’ responsibility to take out appropriate insurance coverage for all aspects of their trip and to ensure that all passports, visa, and other documents are in order.
 
Respect
The guest agrees to properly use and operate all furnishings—including electrical appliances, plumbing fixtures, electronic home entertainment equipment, and all other items provided.  The guest agrees to respect privacy and property rights of neighbours during the stay and agrees not to disturb, annoy, or endanger the welfare of the neighbours.
We reserve the right to decline to accept of retain any person as a guest whose conduct is deemed to be disruptive and effects the enjoyment of other holidaymakers.  We shall be under no liability to accept costs incurred, or responsibility for any such person.
